1. Initial Client Services

a. Client Counseling

i.      Achieve an understanding of the client’s life goals, personal capacity (strengths, opportunities and concerns), and ability to influence their life goals with a real estate investment plan

ii.     Develop a clear risk sensitive real estate investment plan suited for the current and anticipated future marketplace.

2. Continued Client Services

a. Real Estate Portfolio Analysis

i.     Identify the productive contribution of each owned property and its contribution to the overall performance of the investment portfolio.

ii.     Suggest ways of optimizing the performance of each property.

b. Portfolio Adjustment Plan

i.     If a property is found to be poorly suited for continued ownership, then develop a disposition plan whereby it can be sold, and a replacement property can be acquired, without causing an adverse capital gains tax consequence.

ii.     Provide a periodical review of each owned property in the investment portfolio

c. Conduct a Professional Marketing Effort

i.     Perform a pre-marketing evaluation to correct defects that would reduce the market appeal of the property.

ii.     Prepare a marketing presentation designed to motivate action in the market place. That includes internet marketing offerings as well as local marketing procedures.

iii.     Execute a marketing plan that permits maximum exposure to that segment of most probable buyers while minimizing the negative impact on tenants.

iv.     Work with the owner’s tax counsel to execute a plan for optimize tax avoidance using the tax deferred exchange, if such tax avoidance is advantageous to the client.

d. Estate Planning of the Real Estate Investment Portfolio

i.     Assist in the adjustment of the real estate investment portfolio with the anticipation of full retirement and / or estate issues.

ii.     Work closely with the client’s legal and tax counsel to achieve the optimum position given client desires and constraints.
